Under the Renters’ Rights Act 2025, from 1 May 2026 all existing assured shorthold tenancies (ASTs) in England automatically became assured periodic tenancies (also known as rolling tenancies). This means there is no longer a requirement to sign a new fixed-term tenancy agreement or “renew” your tenancy. Your tenancy will continue on a rolling basis, provided the tenancy remains in place and you continue to comply with the terms of your tenancy.

If you decide you want to end your tenancy, you must give at least two months’ notice in writing/email. Your notice must expire on a rent due date or the day before the rent due date. You will also need to continue paying rent throughout the notice period.
